Flat decks are most of the work in 02149

Water does not run off a flat deck. It sits. On an Everett two-family the low point is almost always the back corner over the porch stack, and that is where a lap seam lets go. We strip to sound sheathing, reset the pitch toward the drain with tapered insulation, and install single-ply with fully adhered or heat-welded seams. EPDM is the workhorse here. Three layers over 1910 board sheathing

We routinely pull two or three systems off one Everett deck. Under them is board sheathing - planks laid with gaps, not plywood - and a punky plank will not hold a fastener. The rot sits in the same four places.

• The rear of the deck, where standing water leaned on a seam for years.
• Party-wall parapets, where membrane was glued up the brick with no termination bar.
• Hatches and skylight curbs flashed with cement instead of metal.

Gabled singles in Glendale and the Village

Not all of 02149 is flat. Glendale, the Village and pockets of West Everett have gabled singles that take asphalt shingle. Design ground snow load here is 40 psf, verified from the 780 CMR Eighth Edition table - confirm it with the building official on anything structural. Every asphalt roof we install carries an ice barrier from the roof edge to at least 24 inches inside the exterior wall line, and 36 inches along the slope at 8:12 or steeper. Code, not an add-on.

Ice dams over a finished top floor

We get about 92 days a year at or below 32 degrees but only about 23 that never climb above freezing. That gap is the melt-refreeze cycle. On a three-decker with a finished top floor, insulation was jammed into the eave decades ago and the vent path went with it. Lower Broadway and the big low-slope fields

The south end of Broadway is industrial - warehouses, garages and the service buildings along the Encore Boston Harbor corridor. Large single-ply fields, curbs and units everywhere, internal drains. Permits and licensing

Everett is its own city, not a Boston neighborhood. Your reroof permit goes through the City of Everett building department at City Hall on Broadway, on the city's own fee schedule. We pull it. The Construction Supervisor License is the license of record; the HIC registration is the separate consumer protection for owner-occupied one-to-four unit homes. We hand over both with every estimate.
