Most roofs in South Boston are flat, and most of them touch a neighbor's on at least one side. The peninsula filled in between roughly 1880 and 1925 with two- and three-family wood frames built to the lot line. No side yard. No ladder lane. Usually no dumpster space either.

What we actually find on Southie roofs
The typical 02127 building is a wood-frame two- or three-family with a hipped perimeter and a flat or near-flat center deck. Under the membrane is board sheathing, not plywood, and the boards have gaps. Beneath that you often hit smooth built-up asphalt with a silver coating. We open a corner or pull a core before quoting, because two layers is a different job than one, and the difference shows up in the dumpster.

Salt air and wind off the harbor
FEMA coastal guidance recommends 300-series stainless fasteners within about 3,000 feet of saltwater. On this peninsula that covers nearly everything from Castle Island to Andrew Square. Hot-dipped galvanized is the practical minimum anywhere in South Boston. It is also why we never set copper flashing with galvanized nails — two dissimilar metals sitting in salt spray drive galvanic corrosion, and the flashing fails years before the roof does.
Wind is the other half of the problem. 780 CMR treats hurricane-prone areas within a mile of the coastal mean high-water line as a windborne debris region where Vasd is 130 mph or greater. On a harbor-facing building that means tighter perimeter fastening, mechanically secured edge metal, and no guessing on the drip edge. Snow, ice and the 40 psf design load
Boston's design ground snow load is 40 psf, verified from the 780 CMR Eighth Edition table — confirm the current figure with the Boston building official before any structural work. Logan averages 49.2 inches of snow a year. Winter 2014-15 dumped 110.6 inches, and January 29, 2022 dropped 23.6 inches in one calendar day. Fort Point, the Seaport and commercial low-slope
02210 is its own world. Nineteenth-century brick warehouses with heavy timber framing now carry large-format membrane, old built-up assemblies, roof decks and rooftop mechanical equipment. Curbs, drains and pitch pockets are where those roofs leak, not the field.
