Beacon Hill is brick row house end to end. Four and five stories, party wall to party wall, mostly laid up between the 1790s and the 1850s. From the sidewalk on Chestnut or Mount Vernon you barely see the roof. Up there it is shallow-pitch slate, flat-lock copper, and low-slope membrane behind a parapet.
The leak rarely starts where the stain shows. A top-floor ceiling goes brown in March and the source is a chimney cluster twenty feet away - five or six flues in one brick stack, counterflashing set into a mortar joint. The Historic Beacon Hill District came first in Massachusetts: established 1955, expanded in 1958, 1963, 1975 and 2024. Chimneys are where the water gets in
Most repair calls here end at a chimney. Tall stacks, several flues, in the wettest part of the roof. Failed metal gets patched with roof cement, and roof cement lasts two winters. Slate, copper and one rule about overlays
