Asphalt shingles cover most homes in Greater Boston, and most of them fail the same way. Not from age alone. From what happens at the eaves between December and March.
Boston sees roughly 92 days a year at or below freezing, but only about 23 that stay below freezing all day. That gap of nearly 70 days is a freeze-thaw cycle running across your roof all winter, backing out nails and pushing meltwater up under the courses.

Know The Signs
Signs your Boston shingle roof is done, not just damaged
A shingle roof gives plenty of warning before it lets water in. Most of it is visible from the ground with binoculars.
Tabs lifted or torn off after wind
Nor'easter gusts find shingles whose sealant strip never bonded. If tabs lift in a run along a rake or ridge, the bond failed across the field, not in one spot.
Curling corners and cupped tabs
Corners that lift usually mean an underventilated attic baking the deck from below. The shingle is the symptom. Skip the ventilation fix and the next roof curls too.
Nail pops showing through the surface
Fasteners back out as the deck moves through the seasons. Every pop is a hole in the shingle above it. On board sheathing they cluster along the plank seams.
Eave stains that appear only during a thaw

Two layers already, or a soft spot underfoot
Massachusetts allows two shingle layers before tear-off is mandatory. A deck that flexes underfoot means rot beneath the felt, and no shingle holds a nail in punky sheathing.
3-tab or architectural: what we install and why
A 3-tab shingle is one flat layer with cutouts stamped in it. An architectural shingle laminates two layers, so it is thicker, heavier, and rated for higher wind.
Wind decides it. In the 780 CMR windborne debris region, within a mile of the coastal mean high-water line, gusts peel 3-tab off in strips. We install architectural laminates by default.
Nailing is where a shingle roof is won or lost
Most shingle roofs we tear off were installed wrong, not worn out. The nailing zone on a laminate is a narrow band. A nail an inch high grabs the shingle above instead of the one below.

Cold weather and the sealant strip
Every asphalt shingle relies on a factory adhesive strip that bonds once sun and warmth activate it. Below roughly 40 degrees it will not seal on its own. On cold installs we hand-seal the eaves, rakes and ridge with roof cement.
Ventilation decides how long the shingles last
The story-and-a-half Cape is the biggest ice dam generator in this region. Conditioned space sits right under the deck with almost no eave ventilation, so heat cooks the shingles from below. On West Roxbury capes and ranches we quote the roof and attic ventilation and insulation together.
Snow load is a framing question, not a shingle question
Massachusetts assigns design ground snow load by town: Boston, Cambridge and Quincy at 40 psf, Danvers and Gloucester at 50 psf, per the 780 CMR Eighth Edition table. Shingles add almost nothing to that load. Sagging rafters are a framing conversation.

How we install an asphalt shingle roof
The same sequence on every job, from a post-war Cape to a three-family with rear porch stacks in the way.
Permit and paperwork first
A reroof with no structural work runs on the Boston ISD short-form permit: $20 plus $10 per $1,000 of the work estimate. We file it. HIC and CSL credentials come with every estimate.
Strip to bare deck
Shingles, felt, old flashing, leftover staples. All of it comes off. Tarps go over siding and plantings, and the ground gets a magnet sweep each evening.
Repair the deck before anything covers it
Rotted boards get cut back to a rafter and replaced in kind. On [Dorchester triple-deckers](/service-areas/dorchester-ma/) that means board sheathing, not plywood, so thickness has to match or the plane telegraphs through the finished shingles.
Ice barrier, then underlayment
Massachusetts requires an ice barrier from the lowest roof edge to at least 24 inches inside the exterior wall line, and 36 inches along the slope on pitches of 8:12 or steeper. Starter, field, hip and ridge
Factory starter strip at the eaves and up both rakes, never cut-up shingles turned sideways. Six nails per shingle in the nailing zone. Matching hip and ridge cap over a vented ridge.
Flashing, then a walk with you
Step flashing gets replaced course by course at every wall and chimney. Not reused, not hidden under caulk. Then we walk the job with you.

Two houses on the same street can price thousands apart. These factors move the number.
Squares and roof geometry
Price starts with area, then geometry takes over. Hips, valleys, dormers and a chopped-up ridge line all add labor and waste. A plain gable and a Cape with four dormers are different jobs.
Deck condition
Board sheathing on a 1910 three-decker often needs partial replacement. We write a per-board allowance into the estimate so nobody negotiates mid-tear-off.
Which shingle line you pick
3-tab is cheapest per square and shortest-lived. Architectural laminates such as GAF Timberline HDZ, CertainTeed Landmark and Owens Corning Duration cost more and carry higher wind ratings.
Access and staging
A ranch with a driveway and a dumpster spot is one price. A row house on a narrow one-way, or three stories of staging over rear porches, is another.
Coastal fastener and metal spec
Within roughly 3,000 feet of saltwater, FEMA guidance calls for 300-series stainless fasteners, with hot-dipped galvanized as the practical minimum. Stainless costs more and outlasts the roof.

Straight answers, including the ones that cost us work sometimes.
A properly installed architectural shingle roof generally runs 20 to 30 years here. Freeze-thaw, salt air and attic heat shorten that. The ones that fail early almost always have a ventilation problem or an ice barrier that stopped short of the wall line.
Sometimes, and we rarely recommend it. An overlay hides deck rot you are about to nail into, and trapped heat shortens the new shingles' life. Slate, clay tile and wood shake must always be stripped, never covered.
Yes. A reroof with no structural work goes through the ISD short-form permit, and we pull it. If the property sits in a Boston Landmarks Commission district such as Beacon Hill or Back Bay, that approval has to come first.
A 3-tab is a single-layer shingle with a flat, uniform look. An architectural shingle laminates two layers for a dimensional profile, more weight, and a higher wind rating. It is what we install on nearly every Boston job.
