Two housing stocks, two completely different jobs

Downtown, East Gloucester and the harbour villages are dense 18th and 19th century fishing-village housing on steep, narrow granite-ledge streets. Gambrels, capes, Federals and Greek Revivals packed tight, often with no side yard and nowhere legal to put a dumpster. The roofs are small and complicated rather than large and simple, and most of the cost is in staging and hand-carrying material.

Eastern Point, Annisquam and Magnolia are a different world: Shingle Style and estate architecture with slate, cedar, turrets, eyebrow dormers, sweeping gambrels and multi-plane roofs that meet at angles no production crew wants to detail. Beauport and Hammond Castle set the tone for what people expect up there, and that work is closer to restoration than to reroofing.

Both need the same fastening discipline. Neither is a three-tab job.

Salt air is what actually kills roofs here

On most Cape Ann jobs the shingles are not what failed. The fasteners underneath were finished years earlier, and the roof came apart from the inside out. FEMA coastal guidance recommends 300-series stainless fasteners and connectors - exposed and concealed both - within roughly 3,000 feet of a saltwater shoreline. On this cape that is very nearly everywhere.

• Electro-galvanized nails are not acceptable here. They corrode, then bleed rust down the face of the shingle. Hot-dipped galvanized is the floor, stainless is the standard.
• Copper nails for cedar and slate. It is what the material expects and what the historic stock already has.
• Never mix copper flashing with galvanized fasteners. Galvanic corrosion eats the joint from within, and it fails behind the finish where nobody sees it until the ceiling stains.
• Heavy-gauge edge metal, properly fastened. Wind uplift always starts at the perimeter, so drip edge, starter course and rake detail carry the whole assembly on an exposed point.
• Full ice-and-water rather than the code strip. Wind-driven rain gets under coverings out here in ways it never does inland.

The 50 psf snow load and what it means for your framing

Massachusetts sets design ground snow load town by town. Gloucester, Ipswich, Danvers and Topsfield sit at 50 psf. Boston, Salem, Beverly and Peabody sit at 40. That is a real 25 percent difference in design weight, and it is the reason we will not put a second layer of asphalt over an existing roof on Cape Ann.

State code removes the choice on much of this housing anyway: slate, clay tile, cement tile, wood shake and asbestos-cement tile must always be torn off, never overlaid. On the cedar and slate that dominates the older villages, that is most roofs.

Ice, freeze-thaw and the harbour villages

Boston averages roughly 92 days a year at or below freezing but only about 23 that stay frozen all day. That gap - roughly 69 days a year crossing the freezing line - is the mechanism that pries mortar joints apart, lifts slate, and works fasteners loose. On a Gloucester chimney stack exposed to salt as well, that cycle runs harder.

The tight harbour housing compounds it. Short eaves, minimal overhang, roofs shaded by the house next door, and no meaningful ventilation route mean meltwater refreezes fast at the edge. Our ice dam removal and prevention work here usually starts in the attic rather than on the roof, because heat escaping into an unvented space is the actual cause.

Permits and getting a real estimate

Roof permits in Gloucester go through the Gloucester Building Department. We pull it, we close it out, and you keep the paperwork.
