Two-families and three-deckers: Wollaston, North Quincy, Quincy Point

The blocks off Beale Street, Newport Avenue and Quincy Point went up between roughly 1890 and 1930, and they are built like their Dorchester cousins across the Neponset. Board sheathing with gaps between planks. No plywood anywhere. Hipped or gable perimeters, sometimes a flat rear section, and a porch stack on the back that swallows the one wall you would want to stage from.

Most have been over-roofed at least once already. We strip to the boards, replace every plank that will not hold a nail, and walk you out to see the bad ones on the deck before anything covers them up. Lot lines here are tight, so where the staging and the dumpster physically fit gets settled on the estimate visit, not on tear-off morning.

Salt air: Squantum, Houghs Neck, Adams Shore, Wollaston Beach

FEMA coastal guidance calls for 300-series stainless fasteners within about 3,000 feet of saltwater. Hot-dipped galvanized is the practical floor. Out along Sea Street and toward the end of Houghs Neck we treat the drip edge, rake metal and ridge as the failure point rather than the field of the roof, because wind gets under a loose edge and lifts a course at a time.

One more rule out there: never let a crew drive galvanized nails through copper flashing. The two metals corrode each other and you will be back at that chimney inside five years. Capes in Germantown, Adams Shore and Montclair

The story-and-a-half cape is the single biggest ice dam generator in this region, and Quincy has thousands of them. Bedrooms sit right under the deck, insulation is packed into the eave, and the ventilation path is gone. The area sees about 92 days a year at or below 32 degrees but only about 23 that stay below freezing all day. That gap is the melt-and-refreeze cycle that builds a dam at your cold eave.

Heat cable does not fix that. Attic ventilation and insulation work does. And every asphalt reroof we do carries an ice barrier from the roof edge to at least 24 inches inside the exterior wall line, which is what 780 CMR requires. On slopes of 8:12 or steeper it also runs at least 36 inches measured along the slope.

Granite chimneys and masonry parapets

Quincy built itself out of stone. The quarries off Willard Street in West Quincy supplied granite for generations, and you can still see it in the chimneys, foundations and parapets across the older neighborhoods. Masonry moves. Joints open, crowns crack, and the flashing line is where the water actually gets in.

Marina Bay and Quincy Center: low-slope work

The newer multifamily at Marina Bay and the redevelopment around Quincy Center is mostly low-slope membrane behind parapets, with interior drains, mechanical curbs and occupied decks. Those roofs fail at penetrations and terminations, not in the middle. We take them to clean substrate, correct drainage where the framing allows, and heat-weld or fully adhere the seams. Permits, snow load and cost

Quincy is not Boston, and it does not use Boston's permit path. A reroof here is filed with the City of Quincy building department under the city's own fee schedule. We pull it and carry the liability certificate, the workers' compensation affidavit and our licensing paperwork. The Boston Landmarks Commission has no authority in Quincy either.
