Our Story

A small shop that does the parts nobody sees correctly

ALL PRO PHOENIX CORP is a roofing company, not a sales organization that happens to own ladders. Paulo Silva runs it, and Paulo Silva is on job sites — which is the reason the reviews we do have all mention the same thing: somebody explained the work to them.

We started the way most honest trade businesses start. One truck, referrals, and a refusal to leave a mess behind. We have been servicing Boston and the surrounding areas for many years now, and the model has not changed: small enough that the owner sees your roof, big enough to strip and dry-in a full house in a day.

Why we work on both sides of Route 128

Our shop sits in Danvers, which puts us at the seam between two completely different roofing markets. That is not an accident and it is not a compromise — it is the reason we can do work most crews specialize away from.

South of us is the city. Dorchester, South Boston, Somerville, Chelsea — a hundred-year-old triple-decker belt where the roofs are flat or nearly flat, the sheathing is board rather than plywood, there is no side yard to stage from, and the building next door shares your wall. That work is about flat and low-slope membrane systems, drainage, and knowing how to get material three stories up a street with no parking.

East and north of us is salt air. Marblehead, Swampscott, Beverly, Gloucester — where the shingles are fine but the fasteners are rusting out, where FEMA guidance calls for stainless within three thousand feet of the water, and where wind uplift matters more than snow. Mixing copper flashing with galvanized nails on a coastal roof will eat the job alive in five years. We do not do that.

What we will not do

  • We will not overlay a roof that should be torn off. A second layer hides rotted decking, adds dead load, voids most manufacturer warranties, and makes the next roof more expensive. Massachusetts code also flatly prohibits overlaying slate, clay tile, cement tile, wood shake, and asbestos-cement.
  • We will not skip the ice barrier. MA code requires self-adhering membrane from the eave to at least 24 inches inside the exterior wall line — and 36 inches up-slope on pitches of 8:12 or steeper. On a steep Victorian that is two or three courses, not one, and it is not the place to save $300.
  • We will not offer to cover your insurance deductible. It is illegal in Massachusetts and it is the single clearest signal that a contractor is padding the claim. Anyone who offers is telling you something about how they run every other part of the job.
  • We will not sell you a roof you do not need. If your roof has eight years left, we will tell you that and quote the flashing repair instead. We would rather have the call in eight years than the complaint next month.

Licensing, insurance, and the paperwork you should demand

Massachusetts requires a Home Improvement Contractor registration for residential work on existing owner-occupied 1–4 unit homes, and a Construction Supervisor License as the license of record on the building permit. A legitimate roofer carries both. You can verify any contractor for free through the state HIC lookup, and you should — working with an unregistered contractor costs you access to the Guaranty Fund and weakens your position under Chapter 93A.

We carry general liability and workers’ compensation, and certificates come with the estimate. If a roofer will not hand those over before work starts, that is your answer. Read more about how we handle roof inspections and what a real written estimate should contain.

Our Standards

The non-negotiables on every job

None of this is exotic. It is just what a roof needs in a climate that freezes and thaws roughly 69 times a year and averages 49 inches of snow in the city.

  • Ice and water shield to code minimum or better — never less
  • Full tear-off unless there is a genuine reason not to
  • Decking inspected and priced before we cover it, not after
  • Ventilation assessed on every replacement, not sold as an upsell
  • Stainless or hot-dipped fasteners on coastal exposures
  • Magnetic nail sweep of driveway and lawn every single day
  • Permit pulled and closed out — you get the paperwork
  • Manufacturer warranty registered in your name

On The Job

The parts of the job you never see again

  • Rotted board sheathing being replaced on a century-old Massachusetts roof deck
  • Magnetic nail sweep clearing the driveway after a roof replacement

Why Choose Us

Why homeowners here pick a small local crew

Six things a national franchise or a lead-generation site genuinely cannot offer you.

  • The owner is on your roof

Paulo Silva writes the estimate and walks the job. Every written review we have mentions the same thing: somebody explained what was actually wrong, in plain language, before any money changed hands.

  • We build for a 40–50 psf snow load

Massachusetts sets design ground snow load town by town. Boston sits at 40 psf; Danvers, Ipswich and Topsfield sit at 50. We detail eaves, ventilation and ice barrier for the number your address actually carries.

  • Old houses do not scare us

Board sheathing instead of plywood. Hand-hewn rafters. Slate that has to come off rather than get covered. We rebuilt rotted decking on a century-old home and the customer wrote about it two months and several storms later.

  • Line-by-line written estimates

Tear-off, decking allowance, underlayment, ventilation, materials, disposal, permit. You can hand our estimate to another contractor and compare it item for item — which is exactly what we want you to do.

  • We answer the phone at 2 a.m.

Active leak, wind-lifted shingles, ice backing up under the eaves. You get a person, not a voicemail box, and a crew with tarps before the water finds your plaster.

  • The site is clean before we leave

Tarps over the landscaping, plywood against the siding, debris hauled the same day, and a magnet run across the driveway and lawn. Both of our written reviews call out the cleanup by name.
