Search at midnight and most of the results on top are not roofers. They are lead-generation sites that route your call to whoever bought that zip code this week. Boston emergency calls, by season
Most January leak calls are not damage. They are meltwater backing up behind an ice dam during a thaw. The story-and-a-half Cape, with conditioned space under the deck and almost no eave venting, is the region's biggest ice dam generator.

Tarping Boston building types
- Triple-deckers. Dorchester stock is 100 to 140 years old, with board sheathing full of gaps and three to four stories of staging. Screws must catch board, not gap.

The first fifteen minutes, before we arrive

From tarp to permanent repair
A battened tarp holds for weeks, not seasons. Rebuilding an eave after an ice dam means the code ice barrier: 780 CMR R905.1.2 runs it from the lowest roof edge to at least 24 inches inside the exterior wall line, and 36 inches along the slope at 8:12 or steeper. Permanent work is filed on a Boston ISD short-form permit, $20 plus $10 per $1,000 of the estimate.

Hour and day
A Tuesday afternoon and a Saturday midnight are not the same job. Overtime, work lighting and pulling a truck off another site cost money. We quote the rate before we roll.
Height and access
A ranch in Saugus is a ladder. A four-story Southie three-decker with a party wall and no side yard is staging, and staging at night is slower.
How much has to be covered
One 10x12 tarp over a blown-off section is a small number. A mansard face is not, because the tarp anchors on the flat top and hangs down near-vertical slate.
Whether the deck is open
If sheathing is missing or punky we sheet over the hole first, so the tarp has something solid to sit on. Board decks usually need a full board replaced.
Coastal metal on the permanent fix
Within roughly 3,000 feet of saltwater, FEMA guidance calls for 300-series stainless fasteners. Copper flashing set with galvanized nails corrodes itself apart in a few winters.
