Post-war Cape and ranch homes with asphalt gable roofs on a residential street in West Peabody, Massachusetts

Essex County · MA

Roofing Contractors in Peabody, MA

One ZIP code, three kinds of roof. West Peabody capes and splits that build an ice dam every February, low-slope two-families off Peabody Square, and farmhouses older than the tanneries. We roof all of it, and we sweep the driveway before we leave.

Peabody runs on a single ZIP code. 01960 covers the whole city, which makes it look uniform on a map. It is not. A roof off Lowell Street has nothing in common with a roof behind Peabody Square.

West Peabody is post-war suburbia. Capes, ranches, garrisons and splits built between about 1950 and 1975 on quarter-acre lots, plain 5:12 to 8:12 gables. Simple roofs to walk. They are also the most reliable ice dam factories in Essex County.

Downtown is the other Peabody. The Square and South Peabody still carry the housing the tanneries built: 1880 to 1930 two-families and worker blocks on tight lots, most of them flat or barely pitched. Older farmhouses and Federals sit on the edges of both.

We work all three. Paulo walks the deck himself before anyone gives you a number, whether the job is a tear-off and roof replacement in Gardner Park or membrane work off Central Street.

The West Peabody cape builds its own ice dam

A story-and-a-half Cape puts finished bedrooms directly under the deck. Insulation gets shoved into the eave and the ventilation path closes off. The deck runs warm over the living space and cold over the overhang. Snow melts high, refreezes at the edge, and pushes water back under the shingles. Splits and garrisons do it over a dormer.

So we do more attic ventilation and insulation work in West Peabody than almost anywhere. Fixing airflow beats selling heat cable. If the dam is already on your eave in February, steam ice dam removal comes first and the vent work follows in spring.

Most of these roofs have to come off

Massachusetts caps a roof at two layers of asphalt. Much of the 1950s and 1960s stock out past Brooksby Farm already carries one overlay, so the next roof is a full tear-off. That is code, not a sales pitch. Slate, wood shake and tile always come off regardless.

Under these houses we find early plywood or 1x6 boards over 2x6 rafters. The soft spots cluster at the garage tie-in and the low end of a shed dormer, and we price sheathing by the sheet.

Low-slope roofs around Peabody Square

The two-families and worker blocks near the Peabody Institute Library and through South Peabody were never built steep. Most are flat or near-flat with parapets on the party walls, patched with roof cement by four crews across a century. We strip them to clean sheathing and run single-ply membrane with welded or fully adhered seams. Our flat roof replacement page covers how we pick between EPDM, TPO and PVC.

Downtown sits on low ground along the North River, which has flooded the center of the city more than once. Gutter capacity is not a detail here. We size seamless gutter installation to the roof area it actually drains.

Snow load, ice barrier and the city

Peabody's design ground snow load is 40 psf under the 780 CMR Eighth Edition table. Danvers, one town north, is higher. Same storms, different number. Confirm yours with the Peabody Building Department on anything structural.

Every asphalt roof we install carries an ice barrier from the roof edge to at least 24 inches inside the exterior wall line, and 36 inches along the slope at 8:12 or steeper. That is the Massachusetts ice and water shield code requirement. We pull the permit ourselves.

The Route 114 corridor toward Northshore Mall is low-slope membrane with rooftop units and long parapet runs. We handle those too. Our shop is on High Street in Danvers, so Danvers roofing and Salem roof repair run on the same schedule.

Peabody Specifics

What makes roofs in Peabody different

Every town in this market has its own failure modes. These are the ones we see here.

  • The story-and-a-half eave

Living space directly under the deck, insulation packed into the overhang. On a West Peabody Cape the fix is baffles, soffit intake and a continuous ridge vent, not thicker shingles.

  • Two layers already up there

Much of the 1950s to 1970s stock has been overlaid once. That means a legal tear-off next time, a dumpster in the driveway, and a real disposal line in the estimate.

  • Tannery-era blocks with no side yard

Around the Square and in South Peabody the buildings sit shoulder to shoulder. Staging goes where it fits, and the parapet and party-wall details drive the price more than square footage does.

  • Water on the low ground

Central Peabody floods when the North River runs high. Downspout count and where the water lands matter more here than in most suburbs.

Recent Work

On roofs around Peabody

Stripped two layers of asphalt off a 1958 split-level in West Peabody, replaced eleven sheets of soft sheathing over the garage tie-in, ran ice barrier three feet up the slope and cut in a continuous ridge vent with baffles at every rafter bay. Two days, driveway swept.

FAQ

Roofing questions from Peabody homeowners

No. Massachusetts allows two layers of asphalt total, so a third is not legal. It comes off. The upside is that we inspect and repair the sheathing, and the new roof sits flat instead of following the humps in the old one.
