Lynnfield is one ZIP code, 01940, and two fairly different places. Lynnfield Center wraps around the common and the 1714 Old Meeting House, with an 18th and 19th century core of center-chimney colonials and Federals. South Lynnfield runs down toward Route 128 and MarketStreet, and it is newer.

Complex rooflines fail at the transitions

A simple 8:12 gable has two planes and a ridge. A 2005 Lynnfield custom colonial can have eight or nine planes, four valleys, three dormers, a bump-out over a garage, and a chimney landing awkwardly against a wall. Every one of those is a place where two materials meet and where water has to be redirected rather than simply shed.

So that is where we look first. Valley metal, step flashing at every wall intersection, kick-out flashing where a roof edge dies into a wall above a gutter, counterflashing set into the mortar rather than smeared over it. Our flashing and chimney repair work is what most Lynnfield calls actually turn out to need, even when the homeowner phoned about shingles.

Long valleys are the specific Lynnfield problem. The older core and the mid-century belt

Around the common, the antique stock brings steep pitches, center chimneys and older framing that wants a careful hand and a real look at the deck before anything is priced. Where the existing covering is slate or wood shake, state code settles the question - those materials always come off rather than getting overlaid.

The 1950s to 1970s capes, ranches and splits are more straightforward, but the story-and-a-half Cape form is the biggest ice-dam generator in the region: knee walls and finished second floors put conditioned space right under the deck with almost no eave ventilation.
