The tree problem is the Middleton problem

Heavy canopy is pleasant to live under and hard on a roof. Three specific things go wrong here more than anywhere else in our service area.

• Shaded north slopes never fully dry. Moss and algae take hold, hold moisture against the granules, and lift the courses as they thicken. That is wear the rest of the roof is not experiencing.
• Valleys and gutters pack with leaves and needles. A blocked valley pushes water sideways under the shingle courses rather than down. A packed gutter overflows behind the fascia instead of over the front lip, which rots the fascia board and then the sheathing edge.
• Limb strike after storms. A branch that punctures the deck means replacing sheathing, not laying a shingle over a hole. We see this every nor'easter season.

None of that is exotic, but it changes the maintenance rhythm. On a wooded Middleton lot, twice-yearly gutter and valley clearing is realistic, not fussy. Proper gutter and downspout sizing matters more here than on an open lot, and a fall roof inspection catches the things that turn into a January phone call.

The old houses around the common and the farm roads present the same set of problems every time: hand-hewn rafters at irregular spacing, wide board sheathing with gaps between the courses, very steep pitch, a massive central chimney, and no ventilation route because none was ever built.

Gapped board decking is the practical issue. A coil nailer run at production speed puts a meaningful share of its fasteners into empty space between boards, and nobody finds out until the first hard wind. Doing it properly means slowing down, and sometimes re-sheathing. We price that honestly after looking rather than discovering it halfway through the tear-off.

The lack of a ventilation path is the other. Conditioned space ends up directly under the deck, snow melts mid-slope, and the meltwater refreezes at a cold overhang. Around here the freeze-thaw cycle runs roughly 69 days a year - the gap between about 92 days at or below freezing and only about 23 that stay frozen all day - and that cycling is what pries mortar joints apart and works fasteners loose.

Where the covering is slate, the tear-off is mandatory rather than optional, and the work is closer to restoration - slate hooks, copper nails, matching thickness and colour. That is slate roof repair and restoration, not shingle technique applied to a harder material.

The modern half: Ferncroft, East Middleton and the newer developments

Newer Middleton construction brings the opposite problem. The framing is predictable and the decking is plywood, but the geometry is complicated: multiple gables, dormers, bump-outs, and long valleys draining large slopes into short eaves.

On those houses the shingle field usually outlasts the details. What fails is a valley, a step flashing run at a wall intersection, or a missing kick-out flashing where a roof edge dies into a wall above a gutter. That last one quietly soaks the wall framing for years. Most of our calls here end up being flashing and chimney repair rather than a full replacement, and we say so.

Condominium and 55-plus developments add a governance layer. Roofs are often association-owned, the scope covers multiple buildings, and the decision runs through a trust rather than a homeowner. We are comfortable working that way - phased scheduling, per-building pricing, and one written scope everyone can read.

Snow load, permits and verifying who you hire

Middleton is listed at a 40 psf design ground snow load. Danvers and Topsfield, immediately next door, are listed at 50 - a quarter more design weight on the same framing. Two houses ten minutes apart are engineered to different standards, which is exactly why we do not sell one roof assembly to everyone who calls.
