Swampscott is a short stretch of coastline with one ZIP code and almost no inland. The town grew as a summer colony and the houses show it: Shingle Style, Queen Anne and Colonial Revival along Puritan Road, Little's Point and Beach Bluff, an Olmsted-planned district behind them, and a village of two-families around Humphrey Street and the 1868 depot.
Those roofs are complicated. Gambrels, turrets, third-floor dormers, wraparound porches, cedar and slate. The steep, pretty part rarely fails. The leak is a low-slope porch or bay roof tucked under a window, or a flashing detail nobody built right.
And nearly every address in 01907 sits within a mile of open ocean. Salt spray off Preston Beach and King's Beach works on fasteners year-round. Paulo walks every elevation himself, because the water side and the street side of one roof age at different speeds. A roof inspection is a fair place to start.

Salt air decides the fasteners
FEMA coastal guidance calls for 300-series stainless fasteners within roughly 3,000 feet of saltwater. That band covers most of Swampscott, from Little's Point down to the Lynn line at King's Beach. Hot-dipped galvanized is the practical minimum, and on an ocean elevation it is not enough. Copper nails are standard for cedar and slate.
The mistake we find most here is copper flashing fastened with galvanized nails. The two metals set up a galvanic cell and the cheaper one gives itself up. We have pulled copper chimney pans off Puritan Road with the nail heads eaten away. Our notes on coastal roofing and salt air on the North Shore cover the rest.
Wind uplift is what fails first
780 CMR treats hurricane-prone shoreline within a mile of the coastal mean high-water line as a windborne-debris region. Swampscott qualifies nearly everywhere. Uplift runs highest at corners, rakes and eaves. We use six nails per shingle, hand-seal the starter and ridge courses, and fasten edge metal tighter than the minimum. After a gale, storm damage roof repair here means a peeled rake, not the whole field.
Porch and bay roofs: the flat spots you cannot see
Summer-colony houses carry porches, bays and shed dormers at 2:12 or less, and somebody usually shingled them anyway. We strip to sheathing, run membrane, and carry the wall flashing up behind the siding instead of caulking the face. That detail settles most of the low-slope and flat roof work we do off Humphrey Street.
Slate, cedar and the Olmsted district
Under 780 CMR, slate can never be roofed over. It comes off. Most calls we take are failed valley metal or a dozen slipped tiles, and slate roof repair costs a fraction of a tear-off. Cedar goes back on if the deck breathes and the nails are copper or stainless. In the Olmsted district, ask the Swampscott Building Department whether local review applies before we order material.
Ice dams on the capes inland
Around the Clarke and Palmer streets the stock turns to 1950s capes. The story-and-a-half cape is the region's biggest ice dam generator: bedrooms under the deck, insulation jammed into the eave, no intake left. We fix the cause with attic ventilation and insulation work, and every asphalt reroof carries an ice barrier 24 inches inside the wall line, 36 inches along the slope at 8:12 or steeper.
Snow load and permits
Design ground snow load here is 40 psf, verified from the 780 CMR Eighth Edition table. Confirm it with the building official on anything structural. Reroofs are permitted through the Swampscott Building Department at Town Hall, the former Elihu Thomson house. We file, with the CSL as license of record and the HIC registration behind it.
Cost swings with pitch count, whether cedar or slate is in scope, and how much sheathing went soft behind the gutter line. We put the number in writing after we walk it. We work this same coastline into Marblehead roofing and Lynn roof repair, so a Swampscott job is never a special trip.

Swampscott Specifics
What makes roofs in Swampscott different
Every town in this market has its own failure modes. These are the ones we see here.
Salt spray on the ocean elevations
The water-facing side of a Beach Bluff or Little's Point house ages about twice as fast as the street side. Fasteners bleed rust through the shingle and cedar goes gray, then punky. Stainless and heavier-gauge edge metal on those slopes.
Uplift at the rakes and corners
A northeast gale off Phillips Beach loads the roof corners hardest. Nearly every wind failure we repair started with one lifted rake shingle nobody noticed.
Low-slope porch and bay roofs
Wraparound porches, bay caps and dormer sheds all sit near flat and all die into a wall. Shingles at that pitch wick water backward. Membrane and flashing behind the siding is the version that lasts.
Mixed metals from old repairs
Copper pans nailed with galvanized. Aluminum lapped against copper gutter. Past crews mixed metals all over this town and the joints corrode from the inside out. We rebuild the detail instead of sealing over it.
Capes with no eave intake
The mid-century capes inland have living space right under the deck and almost no soffit ventilation. Warm deck, cold edge, ice dam every February.

FAQ
Roofing questions from Swampscott homeowners
On an ocean-facing elevation, yes. FEMA coastal guidance points to 300-series stainless within about 3,000 feet of saltwater, and most of 01907 sits inside that. It is a small line item next to pulling a roof early because the nails failed before the shingles did.
No. Swampscott is 40 psf design ground snow load, same as Lynn, Marblehead and Salem. Wind is the difference. Coastal exposure raises design uplift on cladding and edge metal, so the fastening schedule matters more here than snow ever will.
We do, through the Swampscott Building Department. You should never be asked to pull a homeowner permit so a crew can avoid showing a license. The liability certificate and workers' comp affidavit go in with the application.
